The Ocean Springs Mixed-Use Development (os1515) is a transformative development project that introduces more than 130,000 square feet of new construction on an approximately 2-acre property in the heart of downtown. The restricted site presented logistical challenges, requiring careful planning and coordination throughout the life of the project.


The development features a 32-room boutique hotel inspired by the historic 1853 Ocean Springs Hotel, reinterpreting the city’s legacy of hospitality for a new generation. The hotel includes a full-service restaurant, bar, and flexible event venue, serving as the anchor for the development.


Complementing the hotel is approximately 16,000 square feet of retail and amenity space, highlighted by the first indoor/outdoor, chef-driven food hall on the Mississippi Gulf Coast. The space includes eight vendor stations, a shared kitchen, and a full-service bar. Above the food hall and retail spaces, 14 two-bedroom condominiums offer fully equipped kitchens, spacious living areas, and modern amenities to accommodate both leisure and business travelers.



The project also includes a public parking garage and a lushly landscaped courtyard, both designed as multifunctional community spaces that enhance accessibility and walkability.

Work included demolition of existing facilities, reconfiguration of space, MEP services, and finishes for the new Sugar Factory restaurant and retail area inside the existing Hard Rock Hotel and Casino Biloxi.

Walter Anderson Museum of Art Addition and Expansion

Opened in 1991, Walter Anderson Museum of Art has become a popular attraction in historic downtown Ocean Springs, Mississippi, showcasing artwork from Walter Inglis Anderson and his brothers, Peter and James.

This project was for the construction of a new 855 square-foot entry pavilion with an enlarged gift shop using 21-foot tall structural glazing system, reconfiguring existing spaces, and enclosing two 480 square-foot courtyards to create galleries connected to the main exhibition building. The enclosure of the courtyards included new concrete brought through the occupied museum by wheelbarrow and installation of new steel columns and beams, sheetrock, slate flooring, skylights and new electrical.

Work also included selective demolition, site preparation, new paver walkways, structural steel, metal framing, metal and built-up roofing, mechanical and plumbing systems, and finishes to match the existing with wood walls, ceilings, and floors.

All work was performed in an open and operating museum with special care to minimize noise, dust, and vibration, and to prevent damage to the existing structure and artwork.

Island View Casino Diner and Skybridge Renovation and Expansion

This project consisted of an 8,600 sf renovation and an 8,300 sf expansion of the existing casino including the skybridge, which spans US Highway 90 and connects the existing casino with the hotel tower which was being renovated on the South side of West Beach Boulevard. The renovated skybridge will welcome guests into a new atrium, which boasts a 40’ high curtainwall system, new dining options and an outdoor stamped concrete patio with glass handrails and internal trench drain system before approaching the existing casino floor. These renovations were performed while the facility was open to the public for continuous daily business operations. This required the installation of various temporary walls to maintain public safety and constant coordination with the owner.
